First-Time Buyer Programs Every DMV Resident Should Know

Buying your first home can feel overwhelming — but if you're buying in DC, Maryland, or Virginia, there are excellent programs available to help. First-time buyer incentives can include down payment assistance, closing cost grants, reduced mortgage rates, and more.

For instance, DC offers the Home Purchase Assistance Program (HPAP), providing up to $202,000 in gap financing and $4,000 in closing cost assistance for eligible residents. Maryland’s SmartBuy 3.0 Program helps buyers pay off student loans while purchasing a home, making it perfect for younger professionals. Virginia’s VHDA (Virginia Housing Development Authority) offers grants for down payments and flexible credit options.

Most programs require a homebuyer education course and have income or purchase price limits. That said, many buyers are surprised to learn they qualify — even if they make a good salary!

Bottom Line: Never assume you don’t qualify. Check early with a lender who understands local programs, and you could save tens of thousands of dollars.
