Timing the Market Dynamics of the Queen Anne Housing Market

 When green builder Martha Rose, president of Martha Rose Construction in Seattle Washington, starting looking for a location to build her new green homes she knew she wanted to be within the city limits. 

 

When the opportunity came up to purchase an existing duplex on the northwest corner of Queen Anne Hill in Seattle she thought this might be a very good location for her 5-Star Built Green homes known as City Cabins®.  The design traditional architecture is complemented with contemporary interiors, with a nice blend of recycled tongue-groove 2 X 8 wood planked floors, high-efficient equipment, views, and an extremely energy efficient building envelope and a high performance insulation package.

 

Timing the market is crucial element with the real estate business today, even more so when building. The Queen Anne Hill Area is divided into two zip codes, west of Queen Anne Avenue is 98119 and the east side is 98109.

 

The charts below represent the trend in price and days on market for these two zip codes in the Queen Anne Hill neighborhood of Seattle. The first chart shows both zip codes starting to trend up while the green line represent all of Seattle hasn’t yet indicated which way it will go.

 

The second chart illustrates the days a active listing stays on the market.  Both the west side of Queen Anne Hill and Seattle as a whole show the market times trending downward while the black line representing zip code 98109 east Queen Anne Hill still is trending upward.
