Do It Right: Inspect That Property!
The tips below come from my trusted inspector Russel Ray & my hero Mike Holmes...
- Property Inspection.
- Pest Inspection
- Chimney & Roof if not HOA covered. (Most Home Owner Associations cover these on town homes & condos, but verify this with the HOA disclosures or Property Management Company; it's not a given).
- You may consider lead based paint & mold inspections too.
- If you are buying an older home, I highly recommend running a scope camera through the pipes.
- Make sure the dish washer is tied into the trap side of the drain.
- Look for GFI plugs near sinks & tubs. Ground Fault Interrupter outlets that have built in breakers to prevent shock or worse.
- Verify the electrical service Amps, we want 100AMPS minimum.
- Look for signs of modifications to structure. Walls removed, rooms added, floors that aren't level, doors that do not close properly or swing shut on their own, etc.
Even new construction! It's not always what you can see, it's what you can't see we want to know about. Don't let the "eye candy" dazzle you into a bad buy!
