3 Tips To Sell a Rehab Property Quickly

We work with many real estate rehabbers who buy dilapidated, run-down, or outdated homes and make them beautiful. I love to see the finished products, and always take tours of the houses once the renovations are completed. I have asked many of our rehab investors what finishes on a home sell it the fastest. Responses always vary, but there are various tips that have emerged from real estate rehabbers for selling their houses quickly. Here are just 3 tips that I’ve picked up over the years for selling a home quickly. These are very helpful tips, whether you’re a homeowner trying to sell your own house fast, or whether you are a real estate investor who buys and sell investment properties:

1.Do your homework on the competition: See what finishes and design elements are being used in the houses that have sold in your neighborhood in the past year. Are most of them a modern design, or is it a rustic design? What type of fixtures and countertops are in these sold homes? The goal is to just slightly outdo your competition by going just one step above. But don’t overdo it, as you’ll see below.

2.Don’t over-improve a property: Don’t go too far above the competition and make your house ‘heads and tails’ above the competition. The house will still have to appraise for a buyer, and if there are no comps in the neighborhood that are as nice as your house, it will be tougher to get the appraised value to match the asking price.

3.Kitchens and bathrooms have the best return on investment: Spend the money in the bathrooms and kitchens! If you can’t afford new cabinets, get a professional to do a modern finish on them. New faucets, new hardware on cupboards and cabinets, nice tile or hardwood flooring, updated light fixtures. These are the finishes in your kitchens and bathrooms that will command a higher price and thus give you the best return on investment.
