Right Time to Look At Investment Properties?

 

Many property investors are asking themselves if now is the right time to look at investment properties; yes! With so many luxury homes for sale, single family units and more on the market and financing at unheard of lows, for most property investors now will be the right time. First time investors will have a much harder time with it – if you’ve never invested in property before you’ll want to get educated. The price goes far beyond the purchase price; you’ll need to make renovations and the home move in ready for tenants or the next owners.

Beat Market Corrections

No one wants to be the person that buys when times are high – and that’s what can happen if you’re not working with the right group. You need to make sure that you have as much help as possible when it comes to buying investment properties (especially luxury real estate for sale). No one wants to buy when the market is at its high, but with financing at unheard of lows it could be the best time to buy. Investors shouldn’t get too wrapped up in the year over year 9% jumps seen in some markets, but they should see the property as an investment for the future.

Finding the Right Team

Finding the right time of experts is pivotal – the right lawyer, broker and realtor makes the difference. Even if you’re in one of these professions you need to know that you can’t do it all on your own. Sometimes an expert opinion in another field will help you get a better deal. A realtor may know that the zone one property is in makes it an excellent buy, but a mortgage broker may know that it’s better to go with the minimum 5% down payment so the rest of the interest is a write off.

Planning Makes the Difference

Planning does make the difference when it comes to investing in any property – if you’re not sure what you’re doing now what are you going to do down the road when things get really tough? You want to know how you’re going to pay for it, how you’re going to make the property move in ready or ready to sell and you’re going to need a plan of action for what you do with the money after. Will you take it and invest in a duplex? Put it towards retirement? What’s your long view of what you’ll be doing with property?

Protip: Mature Trees Sell Better

One of the best things any real estate investor can do is talk to an arborist about improving the property with trees and plants. Even if you end up sitting on the property for a couple of years so older trees can take root after they’ve been transplanted, you’ll be able to get a better amount of money for the property. With all signs pointing towards yes, there has never been a better time to invest.
