Bargains Galore...But What About Resale?

Welcome to buyer’s paradise.  The hotter it once was, the “notter” it turned.  But now the bottom is close and the bargains are out there.

You’re hot to buy.  You grab your investment capital stash, call up your favorite hard money lender, or work a subject-to deal and get possession.

Now what?

You know how to hold and rent the property.  You’re already doing that with all the stuff in your portfolio you refuse to take a lowball price for now.

But what about the short term?  If you go to unload this bargain for a quick profit, you might put yourself in the position you just took advantage of – the desperate seller.  Even with the keen weapon of owner financing, will you now have to jockey for a sprinkle of decent buyers in an inventory glut?

Who is successfully flipping in this market?  Where do you live?  What type of deals do you do, what type of property?  What are your DOM, and are they getting shorter?

Please share your successes and give us a boost.

For a refreshing look at the pro's and con's of both buyer's and seller's markets: Bad Real Estate Market? Whatever. The Deals Are Out There and Here Comes the Real Estate Recovery.
