Having Trouble Selling Your Home?

Are you trying to sell your Reno home but not having any luck?  The reasons may be different than what you think.  Here are a few reasons you are having trouble selling your home:

Bigger Isn't Necessarily Better - Just because a brokerage is large, doesn't mean it is the best.  When you call into a large brokerage firm, you typically get referred over to the first person available, not necessarily the best person available.  Ask around to people you know who have recently sold, bought or are in the process of buying or selling a home to see who they are using.  Then interview those brokers directly to see who the right "fit" is for you!

What's Your Home Really Worth? - Sellers tend to have a problem with personalizing their property.  Just because junior took his first steps in this very house, your blood red walls perfectly compliment your leather couches and your family's handprints are decorating a cement block outside doesn't mean that it is necessarily worth the money you are asking for it.  Get an honest appraisal from an expert to find out what a bank is willing to consider as fair market value.  If a bank doesn't see the value, your buyer will have trouble accepting it, too.

Add Foreclosures Into Your List Comparable Homes in the Area - With the foreclosure rate so high around the country, there is alot of competition on the market.  By making sure your real estate agent includes the foreclosures in the area with similar amenities as your home, you can make sure that your home gets priced appropriately to sell.

Keep Utility Costs Down - Turn those lights off and unplug appliances that are not in use.  Nowadays, many buyers are asking about utility costs.  This means showing them your utility bills.  If you are using energy-efficient appliances or your home has been built with environmentally friendly materials, make sure the buyer knows.  Many people are looking for "green" homes.

First Impressions Last - You hear it all the time, but some sellers still ignore it.  Your curb appeal is the first chance you have to impress a buyer.  Keep the area clean (including the driveway and sidewalks), keep the lawn and shrubbery trimmed and make the entryway inviting.

Home Inspections Help - Different from an appraisal, a home inspection will tell you what needs to be fixed and/or updated.  Buyers notice everything.  If you don't fix even the "minor" repairs, a buyer will wonder what else has been neglected, leading them to believe that the house isn't worth the asking price.

Lights, Camera, Action! - Your home is a stage.  Hiring a professional home stager to dress it up can make the difference between a home that sells quickly for the asking price and one that languishes on the market for months without so much as a nibble.
