Small Changes to Make Before Putting Your Home on the Market

Have you decided that you need to sell your Ventura home?  Do you need to downsize or have had a job change?  There are a few small changes to make before putting your home on the market:

  • Kitchens - This is still the area buyers consider most important in their home-buying decision.  By simply painting the walls and cabinets, you can make a room appear like it's been remodeled without spending a fortune.  Add new hardware (pulls and handles) to the cabinets and drawers as well for an updated look.
  • Tile grout - Take a really close look at your tile floors, tile counters or shower tiles.  Do they look dingy?  Cleaning dirty grout can make tile look brand new.  If your grout is too dingy or grey and cannot be cleaned, you may want to consider re-grouting.  While this may sound drastic, consider this: what you consider dingy, a buyer may consider a huge cost to replace which may have an impact on their offer.
  • Trim - Pay attention to trim in the baseboards, doorways, window sills and hallways.  These places collect dust and dirt easily.  If the trim is broken, replace it.  If it's dingy, you may want to repaint it a bright white color as a nice contrast against the color on your walls.  It it's only dirty, give it a good scrub.
  • Lawn care - Believe it or not, many sellers remember that the interior of their homes need to look just right before being shown but totally neglect the lawn.  Keep it well watered (but not over-watered) and mowed.  Make sure the weeds are pulled, flowers are fresh and the shrubbery is trimmed.  The exterior of your home is the first thing potential buyers see.  You want to make the best first impression possible.

A complete remodel isn't necessary to get your Ventura home sold.  These are some small changes you need to make before putting your home on the market.  They will make a big difference in how quickly you sell your home and how much you sell it for.  If you need any help with your Ventura County real estate needs, make sure to contact The Z Team!
