Keeping Your House In ‘Showing’ Condition

Putting your home on the market can be a big step for some and, an even more difficult task for most, is trying to keep the house in “showing” condition while on the market. While we understand it’s difficult to keep a home looking like a showroom, it can mean the difference between a sale or no sale in a lot of cases. The longer your home sits on the market, the more money you pay out of pocket on the mortgage, property taxes and insurance and lost opportunities of moving onto the next chapter of your life. If you can set the stage for showing your home, then a sale may come sooner than you think. As the saying goes, first impressions are important.

By making your home stand out among the competition for its clutter free and gleaming countertops, clean carpets and neutral décor, you might have the upper hand on the market. The majority of buyers look for the pride that a homeowner has put into a home. If your home doesn’t show that you have put pride into it, then buyers may not be quick to write a contract on it. When there are competing houses in the same price range and/or neighborhood, what is going to make your house stand out from the competition?

By showing off your home at its best, it will typically result in a quicker sale at a higher price. Below are a few easy tips to show off your home to its best potential:

  1. Make sure all lighting is in working condition. No burnt out light bulbs!
  2. Remove all clutter from counters, cabinets, and shelves.
  3. Outside is the first impression of the home. Make sure that the front entry is inviting, and landscape is not overgrown.
  4. Clean windows and doors.
  5. Interior and exterior paint should be in good condition.
  6. Organized closets and cabinets.
  7. No dirty dishes in the sink or scattered around the house.
  8. Rooms should be vacuumed and dusted.
  9. Fix any flaws that may be a turnoff for a buyer. A door that sticks, sink that leaks, etc.
  10. All beds should be made.
  11. Avoid having excess furniture in a room that would make the room feel smaller.
  12. Open drapes and curtains to let the light in.
  13. Put away pets and make sure no odors or toys remain.
  14. Neutralize cooking and trash odor.
  15. Tidy up bathrooms.
  16. Make sure that your homes temperature is pleasant.

You want your home to be clean and . It’s important to pay attention to the little (and big) details. Some showings aren’t arranged well in advance and make take place on the spur of the moment. Thus, you should try your best to keep the house as tidy as possible at all times to be ready when a potential buyer wants to see the home. If you aren’t prepared to have the home shown, then the buyer is still going to look at other listings. They could potentially fall in love and write an offer on another home which means that you ultimately may miss out on the sale.

Cleaning your house can be one of the most cost effective ways to preparing for showings. Potential buyers are most likely to be interested in the dining room, kitchen, living room and bathrooms so try to focus on these rooms as your starting point for cleaning. A house cleaner would give you the tip of following the top-to-bottom, left-to-right rule for the cleaning of each room. Once you have thoroughly cleaned your house, try to keep up with daily household chores in order to save yourself stress when an agent calls to show your home. Happy showing!
