Win/Win Propositions

My name is Tri Phung and I am a broker at Century 21 in Chino Hills, CA.  I come across many investment opportunities during my day to day activities tracking the market out in the inland empire and the eastern section of LA County.   I bite my toungue at all the deals I pass up on becuase I cannot get the financing to secure these properties.  I would appreciate any feedback or insight on how to attract individuals with cash that I can possibly partner with to create a win win sitiation for all.

A few items assisted me in getting started: 1) I refused to let anything stop me from succeeding. 2) I managed to place myself into a position where we could truly wholesale properties. 3) I used transactional funding. 4) I formed relationships with private money. 5) I gave up large % of profits to get what I wanted. All of these helped us to start. But, we would analyze each deal to make sure we could make "something" . Over time, I positioned myself into a place where I could control more and more of the deal. But, the sole item was not allowing anything to stop me! If you want it bad enough, you will succeed!

  3. Agree with James. Also begin to build an investor buyers list. If your deals are really good, they will look forward to getting your emails/calls with new deals.


  4. Go to your local REIA meetings and talk to the active investors from there. Also talk to everyone you meet. Let poeple know that you find deals and are looking for funding/partners. Once you do business with a few, the word will get out. But depending on how much you want to find funds/partners you will find a way to find them. Good luck!
