A 30 day REHAB! ; 90 day Start to Finish Fix-and-Flip

Hello fellow members of BP! Life has been very good. However it is getting even better! My wife and I have our first baby on the way and we recently just bought our first flip. Serious motivation! 

 It is a 3/1 in Parma, Ohio with a 30 day deadline. I feel like I dragged my feet so much on my first deal (my rental) that I am pushing myself very hard on this one. Scheduling- scheduling- scheduling! 

We acquired the property on Tuesday. The interior demo is complete, and the roof will be replaced on Monday. I am using a HML. At the bottom of my Gantt chart, an amazing tool my mentor shared with me, I have the number $28.73. That is the daily interest I am paying to the HML. It is another reminder to stay on task. Time is of the essence and I am obsessed with being on schedule with all things. We have windows coming in and being installed on Friday. Cabinets will be ordered by Tuesday at the latest. All roughing in will be completed this week. My adrenaline has been pumping nonstop since Tuesday. I love it!

This project has become the priority for me. Maybe it is my continuous listening to Grant Cardone's "10X" or Gary Keller and Jay Papasan's "The One Thing." Either way, I am pumped up to be on my next project and grateful for the opportunity. More to come...
