Commercial Market Boom & Bust - This graph tells it all
Can you say “BUBBLE”?
Here is a bar graph of US Commercial Property Sales closed from January 2000 to June of 2009. It so clearly tells a tale of Boom and Bust. A picture is so worth 1000 words.
Interestingly the peak is earlier than you might think. It is centered around April of 2005 - April of 2006.
This graph is taken from the just released First American CoreLogic “Commercial Market Monitor” August 2009. Get your copy here.

It will definitely get worse before it gets turned around. Current investors have to dig in and hang onto their properties. I have heard some horror stories of people due to refinance their commercial loans and being turned down by everyone so end up walking away from the property. I do not know if this is exactly what the banks are striving for or what?

It would be interesting to see an updated chart Dike! I suspect that things have tended downward since then!
