The Cash Buyer You Just Missed

I am shocked by the number of sellers that are sitting and waiting for the cash buyer to come along and purchase their property.

The key words there are “sitting” and “waiting”.

It is hard to sell if no one knows your property is for sale.

I received a call yesterday from a person with a 520 acre ranch in Southern Arizona hoping I might be interested or could help him sell his property. He had a realtor lined up earlier this year but did not accept the listing because he did not like the asking price. (Not sure what he would think of my offer, either.)

Two important things to consider when selling:

Are you being realistic and more importantly – are you actively marketing your property?

It is hard to sell if no one knows your property is for sale.

That is worth repeating. The first thing I asked was “do you have it listed for sale somewhere?” And his answer was “no”. How do you expect to sell something if you do not have it listed for sale? Anywhere? LandWatch.com is free. Postlets (aka Zillow, Trulia, MSN Real Estate, and more) – also free.

As we go along this path and grow our businesses we need to pay attention to how we are viewed as a seller. Not only do you need to market your property well, but you need to market your company well. Have a website. It does not have to be fancy or expensive but it needs to exist. And don’t ignore the rest of the accompanying social media. Get that business Facebook page, set up your LinkedIn account, and start growing your Google+ contacts.

Don’t waste any more time sitting by the phone thinking the perfect cash buyer is looking for you. They are out there – but they can’t find you unless you make it easy for them.
