This transaction is the result of attending a county tax deed land sale. That is a great place to buy wonderful, inexpensive parcels with completely clear title. It is as if the county decides to “start over” and you are now the first owner of record. All other claims to the property are erased.

The laws will vary by state, but here is one example of how it works in Arizona. After years (MANY years and notices) parcels with unpaid taxes are eventually deeded back to the State of Arizona. From there, the counties hold tax deeded land sales on an as-needed basis. The county will advertise when and where the public auction will be held and make available a list of the properties to be offered and the starting bid price. This day many parcels started at $10.

This can be a fun and exciting event held at the county offices. You need to register with the county ahead of time and be prepared with whatever form of payment the county requires. You might be there with other investors, local farmers, and the odd individual hoping to acquire a certain parcel for their estate.

There were several thousand parcels available and we were the last bidder left over to purchase all the remaining parcels. (We make a point to not outbid any local bidder who really has their heart invested in a certain property.) So at the end of the auction, we stood for two hours buying up the remaining properties. FOR $11 EACH PARCEL!

We purchased more than 1,400 properties that day. It took FOREVER for the county to organize and print our huge deed. Most were approximately .25 acre in size.

We rolled them into our inventory and days later received a phone call from a woman in Washington State who wanted to acquire the 41 parcels we had left in one particular area.

The whole transaction took 3 days and 3 phone calls to make over $24k in profit!

Call 1: Inbound call to me with initial offer from buyer.

Call 2: My call back with counter offer.

Call 3: Buyer returned call, offer accepted, wire transfer info sent and deed done & mailed within hours.

As a land wholesaler I get to hear similar stories from our buyers all the time.

    In our area these are done online.  Which is great for ease but significant increases the amount of bidders.  We have tried the tax sales but have been unsuccessful....so far.  Great job on your recent deal!
