I had to file a lawsuit against a seller

     I had to file a lawsuit against a home owner for backing out of my signed contract. I wouldn't ordinarily do this, but it's HOW they chose to handle the situation that makes me stand my ground. Today we'll be covering filing a Lis Pendens and a Complaint for Specific Performance, which you NEVER want to happen to you if you're selling a house. Did you know a judge can appoint a Special Commissioner to SELL your house on your behalf and you don't even have to consent OR come to a closing. We'll explain all of this in today's video, it's real juicy. 

     Now don't think just because I'm making light and being humorous about legal action that I enjoy doing this. I have to force myself to smile so I don't get my spirits down dealing with all the drama, mess & foolishness us real estate investors have to go through just to serve our communities with the highest integrity. Watch and learn from my mistakes so you don't end up in court too!
