Open Letter to Fresno Real Estate Agents and Bird Dogs

I am an active buyer of Fresno and Madera real estate and I am always looking for the next deal.  I am a buy and hold investor that focuses on buying properties that will be good long term rentals.  The present condition is not an issue as most of my transactions are done on properties that other buyers lock up and can’t close.  If you have a property or a lead on a property that has fallen out of escrow a couple of times we should talk.

Keeping the theme of not wasting either of our time I will tell you that I am never the highest offer and some might even call me cheap.  But if you and I get a deal in Escrow I will close it (I am 39/39 in closing on distressed assets)!!! 

Equally important is I do not believe in locking up a property to take it off the market only to renegotiate while in escrow.  I believe this practice is prevalent and growing but I will not play this game as it is a bad long term business decision.  Also it is just wrong!!!

Feel free to review the acquisition reports at wealthbuildingpro.com as it will highlight the deals I am doing.  While I treat each deal unique I can tell you my average house purchase is under 40K and my average duplex purchase is just over 40K.  I will look at any and all deals and I will give you my feedback inside of 24 hours (Usually inside of 4 hours).

Lastly, I usually work with listing agents and a few past contacts as they seem to bring me the best deals, greatest insight and history of past escrow failures.  That said I am very loyal and I will work with the agent or the bird dog that brings me the deal. 

Please understand that I have lots of relationships and I am always reviewing the MLS so please do not take this open letter as a request to send me a report out of the MLS.  That is not what I need and it won’t prove fruitful for either of us.

If you have or know of a property that is just coming on the market, is currently locked up but the deal/buyer is getting shaky or you have a property that just needs an offer so you can keep the listing just let me know and we can discuss the details.
