What was April like in my Real Estate Market

Thought I would take a minute to summarize what I saw in my real estate market during April. 

 As I have written before I watch my market a lot and some times I read to much into single data points.  Hence I thought if I wrote them down it would help me as time goes by.  Feel free to let me know if you see similar or different things in your makets.

 As a landlord I saw rents for SFH get a little soft.  New rental rates are $50 less than previous leases.  I am not sure if this is because of the increase in SFH rentals or more people simply moving to apartments (see below).

On the other side my Appartment rental rates are solid and I don't have to offer any move in specials (Unlike late last year).

On the purchase side I am seeing more and more investors entering the market.  I have seen some crazy prices paid for properties.  I am not sure if this is a sign of more to come or if it is just the initial spring buying season and the investors will be done by summer once they realize they are over paying.

The second half of April brought a lot more quality listings and I have high hopes for the rest of the year.  Even with increased competition we should still be able to buy our fair share.
