The Weekly Deal of a Lifetime

Lombardi Residential is a buy and hold company, but occasionally, it just makes sense to sell. Today we sold a property we owned in Brick, NJ. It is a waterfront single family home that was purchased for $450,000. The home needed some work to the kitchen, electric, and HVAC, so we had to put in an additional $28,000. The bank gave us $400,000 of financing so our net investment was $78,000. It sold today for $650,000 returning over $148,000 to our investors after closing costs and commissions. This is a gross return of 189% to our investors.

Deals like this are not uncommon if you have the right team working on finding them and executing them properly. They say that the deal of a lifetime comes around about once a week, but the truth is, it comes around more often than that.
