Is A Pest Inspection Required Before Closing On A Home?

Are you listing or buying a home and wondering if a pest inspection is required? There actually is no universal requirement to provide a pest inspection, but the rules do vary state by state. Also make sure to double check the actual county rule as well.

Buyers can ask for a pest inspection merely to cover all of their bases, or if the home inspector points out any signs of trouble that warrant a closer look. As a seller, you can opt to get a pest inspection before you’ve listed the property. Why? This can save time later, and it's a good idea for peace of mind. If you do a pest inspection, you will have to disclose the results to buyers and fix any problems immediately.

Many mortgage lenders require a termite or pest inspection to make sure the house is clear before they will consider financing it. Also, borrowers financing their home with certain types of loans may need to provide a clearance letter to prove the pest inspection took place and that the seller treated any issues.

What to expect from the pest inspection

The pest inspection itself can last as little as 30 minutes, up to hours, but it really depends on the size of your home and if you have any crawl spaces, an attic or a basement. An inspector will check out the interior and exterior of the home for signs of damage, infestation, or areas that are attractive to pests.

Most real estate agents will refer pest control companies, but you also can find ones on your own by searching online. Make sure to read reviews before selecting.
