The power of focus in real estate note investing
When you focus on one given niche you tend to be more productive and are looked as an expert in that field. Being looked upon as an expert gives you credibility and people will look up to and trust you more.
A number of years a ago, when first starting out in real estate, my brother and I attended the MN Real Estate Investors Association in Minneapolis, MN. There was a seminar coming up that had some of the biggest investors at the time in their given niche. Some of the attendees were Ron Legrand, Robyn Thompson, Cameron Dunlap, and Eddie Speed.
Being young and wanting to do everything, we kind of followed each of these public figures and learned all the facets of real estate from wholesaling, fix and flip, and notes at the same time. At one time, we even lease optioned a house. The lease optioning didn't go as planned, but it was a learning experience nevertheless.
This continued on until we were chasing four rabbits at once, mailing out postcard marketing, placing yard signs, and getting burnt out with little actual results to show. Something kept popping up in mind with Eddie Speed had to offer at the REIA, note investing. He mentioned that you are dealing with the paper, not the property, unless you needed to foreclose.
To give you some history of my brother, Mitch, and I, we wanted a business that was a lifestyle business. We didn't want to be tied down to a property or rental unit when we were so young. Part of doing this business is that you can be anywhere, with anyone and use your computer and cell phone to manage the assets acquired.
Working with notes gives the opportunity we were looking for and it was not until we made a decision to solely focus on investing in notes did we we explosive results start to come. I’m proud to say since 2014 we have been working in notes and are finally starting to see our name pop up on the internet as a player in this industry. I had even written a book about the topic called “Past Due: How to Create Financial Freedom with Non Performing Notes”. It can be found on amazon for anyone who looks.
There is a book, I’ll being doing a book review on soon, called “The One Thing” by Gary W. Keller, Jay Papasan that I recommend anyone to read. It explains in depth what the power of focusing on one thing, and how it will boost your productivity so much higher that what it is now.
So, find your one thing that you want to do, your passionate niche, and go with it until you reach success.
