

Using Other People's Money for Non Performing Notes
Using other people’s money while investing in non performing notes is the smartest thing anyone can do whether you are new to the industry or a seasoned investor. When you borrow money, you are limiting your risk and expanding your buying opportunities.
When I first started, I used most of my own cash. I worked for several months, stashed away the money for the note fund I created. This took sacrifice and lots of opportunities that I could have spent the money somewhere else such as fun, my girlfriend, and family. Getting started is the best thing you can do whether you use your own cash or someone elses. But it is best to use other people's money. Let me share three things that will help you spread the word that you are actively looking for private money.
Tell everyone what you are doing. If someone were to ask what do you do, say I’m a note investor and am always looking for private money. You could even add on the last sentence that you provide your equity partners a great rate of return that they won't get at the bank. Sharing what you do is the cheapest and most effective word of mouth marketing. I had business cards made saying what I do and what I can provide for a potential investor and had them out everywhere I go.
Spread the interest. Show what you are doing in your deals, what kind of numbers are you coming up with. My prefered method is using a content spider for spreading content all around the internet! I’ve learned of this marketing method from Chase Thompson and Scott Carson. They specialize in teaching about non performing notes and are very active in performing and nonperforming note investing themselves. Creating the content on the internet builds your credibility as an investor and make people curious about what you do. Email me to learn more about this and how it will explode your business.
Follow up with everyone. When every you get a new business card from anyone, place their contact information into a database where you can follow up with them frequently. This doesn't have to be non performing note investing either, it can be any business. You always want to be in front of them before they make a decision. I recently got big into this and every Monday morning, I send a message for the week to my partners and asset managers giving them valuable content and what I’m up to in the industry.
If you will just do one of the three things mentioned, you will start seeing much bigger results that you may be seeing already. I implemented them immediately after learning about them and started to see my content on the first page of Google on my selected keywords.
