Looking for finance (small amount, high interest rate)

I own three properties in Cleveland, OH in need of rehabs. The first one needs approx $5,000-$6,000 (to scrape and paint exterior of the house, tuck point front porch, change a couple of windows, re paint floors and do some touch ups inside). As soon as house is ready it would be listed at around $40K-$45K. The idea is to sell it fast to keep on moving with the other two. I offer 15% annual for financing to be paid after house sells. I'd also put a lien in the property to protect my investor. Whole process shouldn't take more than 4 months. Contact me at [email protected]

Why not just use a credit card at those interest rates?
