Following up with a prospective tenant without looking desperate?

When you show your rental property to a prospective tenant who seems really interested what's the best way to follow up with them without looking desperate?

An email is usually sufficient however most really interested tenants will contact you/ send the application.  If I really think a tenant is a good match I will prompt them with a note saying we are accepting applications until x date in case they have not found a place and add some note about the interaction so they know what rental it applies to.  This isn't for all really interested tenant only those that I know are well qualified.  If multiple adults need to turn in an application I will let  one prospective tenant know if the others have not turned  in aps.

Sounds like you did what could be expected.. with followup call.

Consider yourself a leasing agent and you have a closing ratio to meet !! If they don't apply then your closing and showing skills need some fine tuning.. you do get points for them showing up.. :))

Good question. In the past the rental market was much hotter and I never found myself having to push applications as it was usually the other way around. As the rental market's softened I should adapt and keep that in mind. I actually did make a follow up call and left a voicemail. Was just curious if anyone had any best practices on how to follow up. Thanks!

I manage multi-family rental properties and from the start, I have perspective renters fill out a Renter's Application with a $100 non-refundable fee to cover credit and background checks. This weeds out really interested prospective tenants from those "just looking" or wanting to waste your valuable time as well as removing the possibility of "looking desperate". Using this strategy, I usually rent my units quickly. Few people are willing to spend $100 to apply for a property they have no intention of renting, though I have had it happen once or twice in the past 10-years.

Follow up and give them a call back wouldn't hurt..

If they are interested they will come to you. If they do not it would be a waste of time to "follow up" or pursue them.

Most of the time when they appear really interested it is simply BS.
