@Caleb Charles software is discussed heavily in the forums. Go to the search bar up top and search for "property management software" and your eyes will bleed.

Cozy.co and TenantCloud are two of the more popular options. They are both free for Landlords with small charges if you want some additional features. I think TenantCloud lets you manage 150 units and accept online payments for $10 a month. Both options include a ton of features like property marketing, online applications and screening, online payments, maintenance tracking, owner reports, and more.

If you have fewer than 50 units, I recommend trying one of these. If you have more than 50 units, I recommend Buildium as a more professional option.

I use Buildium for my rentals and have been happy with it.  Its pretty much a one-stop-shop.  Robust accounting report generation, banking, tenant screening, links to all the major syndicates for posting listings (ie. Zillow, Trulia, etc....I think something like 25 sites), electronic leases.  It also partners with companies that link back to the software for electronic payment, showings coordination.  There is a resident portal where tenants can put in maintenance requests, etc.  Keeps track of vendors and and makes 1099 issuing at tax time easy.  Its pretty good.  Been using it for a year and really no complaints.

I've also heard Appfolio is really solid.

I work with Appfolio, which has a lot of bells and whistles.  Some things have been good like being web-based, able to do things via phone app, and email a property.  Be warned though, the company will change significant features that impact operations without much notice.  Not too long ago they decided to remove tenant contact info from being viewed by people with the maintenance tech role.  I then have to jump through hoops to get information added back in so the maintenance techs working with me can do their job and reach residents that need help.

@Kevin Young What language or clause do you use in your rental agreement to make this check deposit thing work for my first rental property. Thanks this was a very helpful response and alleviates lot's of stress.
