Under contract for a rental in Cumming, GA

Hi BP Community,

I am currently under contract for a townhome north of Cumming, GA in the 30041 ZIP code for about $205k.  It's located near great schools (Chestate Elementary, North Forsyth Middle and High School), last 4 rentals were leased within a month of listing especially with Covid-19 impacts, low vacancy approximately 4%, and is located in a rather afluent and safe neighborhood.  However, it's quite rural and almost 50 miles away from Atlanta city center.  I'm also a distant investor and have not had a chance to view the surrounding area, but from what I can tell, there's not much around apart from houses and North GA Premium Outlets.

Are there any investors who can give me some insights into north Cumming rental market?
