Hey @Greg Jackson, For us it has been through wholsellers. Even though all of our purchases have been buy and holds not so much flips. Unfortunate to say we haven't found a deal that made sense as a flip yet. The MLS is great but remember everyone has access to it. There are always deals out there, you just have to make sure to look where everyone else is not looking.

@Jesus Roman How did you find your wholesalers, I'm having no success with the larger companies that send out email blast with deals that have little to no meat on the bone.

Hey @Greg Jackson, I am looking, but I'm discontinued by flipping work in my home market and am seeking a new niche to play in.  There's a lot of nuance to that, but more to the point here:  I'm going to be focusing on on-market deals with some equity to be added, and also keeping my eyes out for other channels like wholesalers, direct mail market, and good ole word-of-mouth.
