Paying the rent a year up-front?

Hi all.

I remember reading on here that's a red-flag , potentially?

This potential tenant says she's in the middle of a divorce and so her mom will pay the rent a year up front ?

The lease also will be in her mom's name as otherwise my property becomes an 'asset' ?

Thoughts?

Maybe just require monthly rent payments ?

I'm not a lawyer, but your home will never be her asset if she's renting it.  It belongs to you.  Tell her it is needs to go in her name.  You can have her mom as a guarantor if you want and have them pay once a month.

Offering to pay rent in advance can be a red flag. They may be waving large sums of cash in your face hoping you will skip your screening process. Or maybe they are trying to jump in line ahead of more qualified applicants. Either way, the promise to pay rent in advance should not be a determining factor in your screening and approval process.
