Occupancy Rates for STRs in beach town

Wondering if anyone can offer some insight on determining occupancy rate for STRs in beach towns or other areas that have a strong peak season in the summer. Looking to invest in the Atlantic City/Ventnor area of the Jersey Shore specifically. Anyone investing in that specific area or similar ones who can offer some advice?

Luke has been in a strong market for quite a while and I'm sure his numbers are strong, but there can be a difference between Key West, Jacksonville, Hilton Head, Honolulu, or Newport Beach, Oregon.

Sites like AirDNA should be able to give you a good estimate, then be conservative with your numbers.
