Grounds for broker fee refund on rental, Ontario
Are there any grounds/forums to dispute a broker fee? Tenant is in the condo about 30 days and so far has had a few major infractions resulting in ban from public facilities and assessment of additional common fees. On top of blatant disregard for the condo rules (which they signed acknowledging before move-in), the tenant speaks and understands very little English. The broker did not disclose this to the landlord. The best option seems to cancel lease for non-compliance and relist. Sucks to have to pay full broker fee again!

I would contact that agent's Broker and explain the situation. See if they will help you find a new tenant at no cost.
In the future, I recommend you have some protection in your agreement or consider hiring a property manager. When an Agent places a Tenant, they get paid their fee and walk away. There's no incentive for them to find you a well-qualified tenant because they are no longer involved. If you hire a property manager, they have an incentive to find a good tenant because they'll have to deal with them for the next year.
