Evicting a tenant to sell a house

I am looking to 1031 the first investment property I bought. Its a 2 family home in a rough neighborhood, one side vacant and the other is occupied.

I have an okay relationship with the existing tenant but it has been a constant struggle with late rent, her keeping the property a mess, and her unit is disgusting, etc. 

The property is located in Florida and I would like to have the property completely vacant for the sale because I know her unit and her mess will turn away any potential buyer.

(even if I was keeping the property, I would want her gone, each time I am there I am picking up a handful of diapers on the property? Why am I picking up diapers? I dont understand how this even happens, does she occasionally open up her front door and and fling a diaper on the property?)

Anyways, would you suggest trying to evict her myself or is it worth spending the money on a lawyer to have this done properly?
