East Texas New Investor Seeking Local Mentor

Hey everyone, I’m Jeff from the Longview/Tyler/Henderson area of East Texas.

I’m brand new to real estate and finally at the point in my life where I’m ready to take this seriously. I work full-time as a journeyman electrician, coach youth sports, and I’m building a few businesses on the side  but real estate is something I want to build long-term for my family and create generational wealth.

Right now I’m focused on learning the fundamentals:

• How to properly analyze deals

• Understanding financing options in today’s market

• What strategies make sense in East Texas (MH parks, small multis, BRRRR, etc.)

• How to avoid beginner mistakes and move with intention instead of emotion

I’m looking for someone local Longview, Tyler, Henderson, or anywhere close who wouldn’t mind letting me shadow, learn, and provide value in return. I’m not asking for handouts; I’m willing to put in work, run numbers, show up, and contribute however I can.
