KY investor seeking an investor-friendly GC in Indianapolis

KY-based investor looking to connect with a general contractor in the Indianapolis market.
I’m getting set up to buy buy-and-hold single-family rentals in Indy and want a reliable GC lined up for rehabs before I close on anything. Work will be rental-grade — solid and rentable, not high-end finishes.
What I’m looking for in a GC:
• Regularly does rental rehabs for investors (understands rent-grade scope and budgets)
• Licensed and insured in Indiana
• Gives a ballpark off photos/video, then a firm itemized bid after walking it
• Reliable on timelines and communication — important since I’ll be managing from a distance
