From your experience, are there any downsides to stained concrete floors in your rental?

Biggest downside I’d worry about isn’t durability — it’s tenant perception.

Stained concrete can be almost bulletproof operationally, but some renters read it as “unfinished” instead of “intentional,” especially if the stain/seal job isn’t really clean.

I’d also watch for cracking, moisture coming through the slab, and slickness depending on the sealer.

If your tenant pool likes the look, though, I think it’s hard to beat from a turnover standpoint. No carpet replacement, no scratched LVP, no trying to match discontinued flooring five years later.

I’d probably test it in one unit first and let the leasing response answer the question.
