How to find experienced wholesalers?
Hi,
I've sourced my own deals up to this point and want to transition to working with wholesalers as my time is now more limited. Unfortunately, I've had a VERY hard time trying to find honest, experienced wholesalers, in any market. Most of the time, I end up connecting with a shady individual that has no idea what they are doing or a real estate professional that actually isn't wholesaling.
Any tips out there on how to find and connect with experienced wholesalers? Any recommendations on vetting the individual/group?

I’d stop trying to “find a wholesaler” and start underwriting the wholesaler like you would a deal.
The strongest ones usually have a very boring paper trail: repeat closings, consistent title/closing relationships, a defined acquisition area, clean contracts, realistic comps, and buyers who have actually closed with them more than once. Ask for the last 3–5 assignments they closed and who handled title. A legitimate operator should be able to answer that quickly.
I’d also ask how they source, how they determine ARV/repairs, whether they’re direct-to-seller or daisy-chaining, and what percentage of contracts actually reach closing. That tells you a lot more than their marketing.
One place I’d look that gets overlooked: title companies, investor-friendly attorneys, lenders and active rehabbers. They see who consistently gets transactions to the table.
The real goal is building a small, vetted acquisition network—not adding yourself to 50 wholesale lists.
