Since then both as a partnership and individual flipped a total of 388 homes. But that was then... finding good profitable flips today is almost impossible. Member of Fortune Builders since 2013. Pricing Range as of Mar 2025: Best multi-family (2-4) units are located in either Muscogee County, GA or Eastern Lee County, AL. Prices generally start at about $160,000 (needing repairs) for a duplex and up to $525,000 for 2-4 unit investment properties. Prices for single family investment properties range from $80,000 (needing repairs) up to about $200,000. Generally, the best single family residential investments are 3 bedrooms, 2 baths in the plus or minus $160,000 range. Pricing over $160,000 range is very hard to get a positive cash flow any higher than this amount. Some 2/1 and 3/1 properties that require minimum repairs start about $145,000. NOTE: Single family investment properties priced over $180K that will cash flow are extremely hard to find. ($100 cash flow per door minimum). If you want AirBnB's the can run over the $180K range upwards. But let's make sure they are licensed so there is extra homework required on both out parts to make sure we can get the permits to operate. Competition is keen for multi family and nice single family investment properties at this time. Currently it is very hard to find $100 cash flow per door in the area at LIST price. You will have to be patient to find good deals but when we do I strongly suggest you move fast and make an offer. You can always back out during due diligence if not what you want. I have a Team Member, Michelle Fields with over 7 years of experience in residential sales. She is licensed in Alabama more specifically the Phenix City, Salem and Fort Mitchell areas as well as others. Again limited investment properties are available in this area in about the same price ranges. Michelle was a previous paralegal and does most of our offers so you will also be dealing with her during the process. We can now offer house hacking for investors that involves renting bedrooms and sharing public areas which can offer a better monthly cash flow. Be sure to ask about this during our call. Some of our AirBnB investors are now moving towards renting rooms and/or switching to long term rentals fully furnished. We look forward to working with each of you. If you are a cash buyer then we will also need proof of funds. We submit either the proof of funds letter or pre approval letter with ALL offers. Time to give back to the community...
