I'm certainly cognizant of the risks of managing a property remotely (my wife and I did rent out our Chicagoland house for a couple years while living in STL).

Would a cash out refi be under commercial terms since the property(s) are under LLC?

Given his spending habits during his first term, it might be a wash.Costs to build new properties will probably increase.

House needs some Interior Cosmetic Work, Wood Fence Repairs and some Plumbing Work.I want to turn and run, but I recently heard where there is a Problem, there is Opportunity.I thought this might be an interesting Case Study.Thanks for the Ideas.If they owe $180k on a $210k property and its a year+ behind then they probably owe taxes and other bills as well.

The title company will handle clearing the title but won’t manage personal agreements.

First thing I'd look is the zoning for that property to ensure ADU/multifamily is even possible.

However, there are still plenty of tax benefits when it comes the income you generate from your multi-family property that you can deduct from. 

I have not every purchased property in Canada, but my wife is Canadian and I've seen some of the issues her family has had to deal with.
