Seeing a lot of stuff on the west Coast with people buying older SFRs with large lots...adding 2-3 ADUs, then they subdivide the property and condo-ize the ADUs to sell them off individually for some pretty insane returns.   

West valley and up the penninsula is probably 3X to 4X higher in price with the same starting prices in the late 70s

I own beachfront west of these areas in Florida. 

@Rochelle FernandoAvondale has seen stronger price appreciation over the long run and within the past year (10.9% YoY) while Lower West Side Pilsen is -4.3% YoY.

Iconsider the tenant friendly west coast highly risky for landlords.Depending on only one tenant puts you in a danger zone.

I have to wonder though if it was not for out of state investors were would values be in the mid west.. ????????

I believe west Chula Vista is likely to outperform the general market because 1) bay front redevelopment 2) the age and price of west Chula Vista.

I love traveling all over the west, but the hosts out there are very guilty of this and since it's a limited supply it doesn't matter, they make plenty during the summer vacation months.
