It's not something we put in our offers here per se, it's just done as part of inspection as an a la carte add-on that buyers can choose to do or not, just like radon, flow rate or water quality test if there is a well, etc.

That's not a cost per se (though I do understand why you treat it as such).That's the reason it's instantly returning a profit -- because instead of my money sitting in a money market account earning 4%, it is in a property earning whatever cash flow that provides.
