The verbiage on the contract, concealing your NET, being able to truly purchase with cash..... but most importantly, I am a firm believer that more legislation will come in (Oklahoma, Illinois, NJ) are examples - and assignments will one day be banned, especially for those non-licensed.

A good mix of LTR'S is a very good idea so that all your eggs aren't in the STR basket.I like tourist destinations where STR'S are heavily ingrained and almost impossible to ban or regulate out of existence.

Assigning contracts as a legal instrument when necessary is still fine, but not as a business practice.Gonna be interesting to see how it affects the investing community here, but I've been encouraging people to just take the title for the last couple of years knowing this ban was coming.
