I'm not sure where you are at in Cincinnati but I just bought a fridge from appliance factory outlet in Florence, they just opened and are next to the Pizza Hut.

This place is real ugly as is (I didn't mention the mansard roof that makes it look like a pizza hut) and the exterior additions would really help curb appeal and thus rentability.
