Often something that looks like a good deal turns out to have some big, un-fixable negative - busy road, train tracks, etc.  

I'm especially curious about how to seperate the good prospects that can be changed around from the bad ones that are unfixable.

So the property or properties unfixed must equal or exceed the $175 you're selling for.
