@Maverick Shah as @Nicholas L mentioned CAP rate does not give you the true price of a condo, the comps do, but for your purposes it is a good measure of your return on cash.

Your under capitalized for any kind of RE investing unless your flipping cheap lots that you pay cash for.. buy a cheap lot and sell on terms that will create cash flow safely.
