In regards to your rehab, I recommend asking your realtors and property managers in your area what kind of rent rates you should expect depending on what kind of remodel.

@Terrence Williams  As you mentioned, most of the specifics will come out during each individual deal, but I think you're generally asking the right questions for this kind of preliminary meeting. 

I have a full time job so I have limited hours to develop and support a fully fleshed out marketing campaign.

However, if there's an office that provides excellent support & training, perhaps I'd consider it.
