If not I would explore house hacking.

I advertise via Sabbatical Homes and Harvard Off-Campus Housing and insist my leases begin on Sep 1, Jan 1 or Jun 1 and end on Dec 31, May 31 or Aug 31. 

I'd say just start your search with all 2-4 unit properties, and when you find one where the numbers make sense and it checks your other boxes (somewhere you actually want to live and house hack), then it probably makes sense. 

Work with someone who can guide you or just accept that your tuition will be paid through making some costly mistakes which is also legit if you can afford that :-) Good luck!

We have told my ex-wife that we are willing to let her stay in the house for a time but she needs to pay rent.

If it does go to probate, hopefully your brothers and you can amicably go the informal route vs formal (I've worked with families in both when buying properties out of probate and informal is FAR easier).Since there's no debt on the house, maybe you could sell with financing or maybe you could even buy out your brothers with financing -- that way you maintain ownership and just pay them a monthly amount.

 If you start selling houses in Virginia now 2.5 years from now your business would be humming along.

Your house loans will be long term say 25 years.
