The list of things completed $350 - Dumpster rental$0 - did myself laber tore out old kitchen and put in New kitchen$3200 - Replaced all kitchen cabinets (find a contractor friend that can get you cabinets at cost.. saves approx 50%)$1200 - replaced Refridgerator, stove, microwave, added dishwasher, washing machine, (Nicks Used appliances came with 90 day warranty)$3500 - added central Air and had some duct work done. $250 - Paint entire inside of house. $1200 - new carpet in 4 rooms$150 - Updated Kitchen and bathroom lights. $350 - Vinal plank flooring in Kitichen ($0 in Labor did myself) Other Misc stuff including replaced all outlets and covers, closet door replacements and ??

Your potential profit will get reduced by the waste and lack of accountability of the tenants as they are “already paying for their utilities with rent” type of mentality, so expect high Utility bills.I made this mistake in my first property - had a duplex with one electric meter and refrigerated air on both units.

You can keep one of the units for yourself - depending on state/city laws, you can air bnb the property when you're not there.To start forming your team, I recommend finding a lender who funds deals in your target market.

We have several other properties and just knowing our tenants wont be using window units let me not worry about leaks from them destroying the sills and floor.... yes this has happened before to me...My gut tells me we can charge a bit more for central air in the property.
