If I were to leave and rent out my space, I would make at least $600/month because of how hot the rental market is, how low my mortgage is now, and how little inventory exists in my region.Since I'm now eligible for another FHA loan, I was wondering if it would make sense to purchase another and move into it.

So if the private lender lets you pay some upfront points/fees, or take a modestly higher interest rate, in exchange for offering you an interest only monthly payment, that would improve your DTI, relative to having the monthly payment be a fully amortized P&I payment.

I have been licensed since 1975  I have wholesaled I cant tell you how many properties well over 1000 that's for sure.But you have to define wholesalingMy definition is I buy them close on them  then usually do something to improve them sometimes not and then I resell them.If your definition of wholesaling is to simply make larger fee's than a normal brokerage commission ..
