If you and wife are making good income now with jobs, push the mortgage up a bit now to get the home you want (or close to it.) then you can coast for awhile, as you have your primary, vaca, plus investment prop.

The listing agent’s job is to get you to pay highest price possible.

I have a full time w2 job and I'm looking to go full time as an agent sooner than later.

For me, I work a full time job M-F 9am-6pm so I prepare my day the night before.

I am working a full time job and raising a family.

If you do not have enough saved up to do that I recommend getting a 2nd or 3rd job to build up your war chest.

I do commercial.Residential is perspective.If you have someone making 50k a year from a job and saving for retirement then they might see having a few 100k or 200k rentals worth it to be paid off when they retire.

While looking into how I can actually accomplish this, I realized that I need to be able to have the time to truly commit to it and therefore I need to achieve financial freedom so that I don't have to work a full time job.
