Very repeatable and much less time intensive than actually owning the real estate in most cases.

DSCR will help if you are tapped out of conventional loans and you don't qualify for a traditional loan based on your personal DTI.

In a previous life I projected managed 54 new builds and have done my own flips to stabilize my own neighborhood.

It will take some time and re-investing in your own area to build your capital up to invest in bigger out of state deals.
