Any suggestions on how you would go about making this room a value adding investment if the plumbing that is already there does not allow for a layout that has a bedroom by the egress?

I understand that plumbing, electric, appliances are my responsibility, but broken toilet seat has to be tenants responsibility, unfortunately some tenant do not understand this.What are your thoughts?

The current owner/seller has completely rehabbed two units including plumbing, electrical, windows and aesthetics. 

I have a file with categories as far as electrical, plumbing etc.The biggest thing here is that I do mainly all of the labor myself.

I’m not talking about a paint and carpet rehab, I’m talking insulation, drywall, electrical, plumbing, electrical, new roof and sheeting type rehab....

The fact that they are currently rented means that all major ticket items are in working order, IE heating, plumbing, electric.

I worked on it for about 2 weeks to get the hvac and plumbing in order.

Also depends on the plumbing.

You will have cast iron plumbing issues.

Seller installed all new pex plumbing, circuit breakers etc.
