As stated above they will initially require 2011 and 2012 but probably will request 2013 after the deadline.

I did invest money ( about 30K)  in different crowdfunding site in last three months and now that I know more -- I am keeping my fingers crossed -- Hopefully I do not loose money :-( I did not find any site which offers collateral protection -- Also, for whatever reason realtyshares crowdfuding requests fills up very fast -- I only chose few selective ones after spending some time on those.

If I have an emergency, I'll request a check from them instead of going to the bank for a high interest signature loan or dumping stuff onto a credit card.

One homeowner may comment that they were referred to the vendor, fought tooth and nail, and got restitution, whereas another less fortunate homeowner my have been told to pound sand.I have several examples of situations where an HOA vendor has caused direct damage to my property, I've complained to the HOA, only to receive a letter (almost immediately, certainly faster than any other requests), stating that the issue is not the responsibility of the HOA.It seems they have a form letter that states "not our fault" that they crank out immediately.

Be mindful that there may be additional citations or warnings in the works that are not included in your current list.If a muni agency did the inspections and made these requests then they'll have to be satisfied for habitability.

AFAIK, I don't even have the right to hire someone to fix my own roof.HOA states my request to repair, by their very own roofers, with an identical replacement skylight cap must be authorized by the architectural review comittee which will take another 30 days plus.

I'd also get emergency contacts (this can be good for rent collections too)- in your resident letter make sure you tell them the following: the # to call for maintenance requests, how to make rent payment and the forms of payment you accept, the new mgmt's experience to make them feel good about the change)
